As the golden tones of autumn settle over the South Cotswolds and Vale of the White Horse, it’s a good time to reflect on how the local property market is evolving. In this seasonal update, our Managing Director, Phillip Bishop, shares insights on current buyer behaviour, market conditions, and how to position your home for success this autumn.


As the leaves turn and we head into autumn, I wanted to share an update on what we’re seeing in the South Cotswolds and Vale of the White Horse property market.

This season often brings a steadier pace, and this year is no different. Families are still moving, but buyers are more measured, more selective, and paying close attention to value and running costs.

The encouraging news is that well-presented family homes in the right locations continue to sell strongly — particularly those in good school catchments or with strong commuter links. The key right now is realistic pricing and careful preparation.
 
What’s Happening Locally?

📍 South Cotswolds

  • Premium Market Towns remain hugely desirable
  • Lifestyle buyers from London and Bristol are still drawn to the Cotswold charm but increasingly expect turnkey condition
  • Families here want space, character and gardens - but also modern kitchens, bathrooms and fast broadband

📍 Vale of the White Horse

  • Proximity to Oxford, Swindon and Didcot Parkway keeps demand steady
  • Family homes with gardens, garages and access to good schools remain highly sought after - as long as they're priced sensibly

 How Long Are Homes Taking to Sell?

On average, properties are taking longer to find the right buyer than this time last year, with supply currently at a ten-year high. That said, motivated buyers remain active this autumn and tend to be more committed once they make an offer.

Our Advice for Family Home Sellers

  • Price to entice - Use recent sales as a benchmark. Setting a competitive price generates stong interest without needing to add a big margin for negotiation
  • Show off family features – Gardens, storage, flexible living space, and home offices are all selling points we’ll highlight in your marketing
  • Be upfront on efficiency – EPCs, boiler services, or recent insulation upgrades provide reassurance buyers are now actively looking for
  • Stay flexible – Families often come with longer chains. Being open on timings or small concessions can make all the difference

Outlook for Autumn 2025
 
We expect activity to remain steady into the end of the year. Homes in great condition and priced correctly will continue to generate strong interest. Over-priced or compromised properties, however, may struggle to attract viewings.

In summary if you are moving price correctly, present the house well with target buyer in mind, autumn light can make homes look very attractive and be as flexible as you can on timing and small details which can matter to buyers – get these right and activity should follow.
